2024 Minutes of the Board https://template.greentownshipmi.org/documents/2024-minutes-of-the-board/ Sun, 28 Jan 2024 19:36:57 +0000 https://template.greentownshipmi.org/?post_type=lsvr_document&p=1182 Coastal Resiliency Plan https://template.greentownshipmi.org/documents/coastal-resiliencyplanning-for-coastal-climate-trends/ Sun, 28 Jan 2024 16:09:56 +0000 https://template.greentownshipmi.org/?post_type=lsvr_document&p=732 Planning for Coastal & Climate Trends
An Appendix to the 2021 Master Plan for Alpena County, Green Township, Ossineke Township & Wilson Township.

THE IMPORTANCE OF PLANNING IN COASTAL COMMUNITIES
It is no secret that the Great Lakes are one of the most unique and precious environmental systems in the world. In fact, “the
Great Lakes basin contains more than 20% of the world’s surface freshwater supplies and supports a more than 30 million population.”

Michigan is home to nearly 3,300 miles of Great Lakes shoreline, 36,000 miles of rivers and streams,
and 11,000 inland lakes. Yet in general, riparian land (adjacent to a water body) throughout Michigan is not adequately protected from development pressures.

Coastal communities especially have an important role to play in protecting the Great Lakes. In 2001, the Michigan
Department of Environmental Quality (DEQ), now the Department of Environment, Great Lakes & Energy (EGLE), acknowledged “fragmentation of coastal habitats, loss of agricultural and forest lands, increased impervious surfaces and resulting stormwater runoff, and the increased development in coastal hazard areas, wetlands, and Great Lakes Islands, could be improved through better coastal land-use planning.”

Planning for coastal areas at the local level requires knowledge of both local conditions and state and federal regulations. This chapter aims to address these needs for Alpena County and provide clear, well-founded recommendations for future land-use planning.

Master Plan For Green Township https://template.greentownshipmi.org/documents/master-plan-for-green-township/ Sun, 28 Jan 2024 15:48:01 +0000 https://template.greentownshipmi.org/?post_type=lsvr_document&p=1129 The purpose of the Green Township Land Use Master Plan is to provide guidelines for future development within the community, while protecting the natural resources and rural township character. The Michigan Planning Enabling Act (PA 33 of 2008, as amended) authorizes townships to develop master plans. As stated in the enabling legislation: The general purpose of a master plan is to guide and accomplish, in the planning jurisdiction and its environs, development that satisfies all of the following criteria:

A. Is coordinated, adjusted, harmonious, efficient, and economical.
B. Considers the character of the planning jurisdiction and its suitability for particular uses, judged in
terms of such factors as trends in land and population development.
C. Will, in accordance with present and future needs, best promote public health, safety, morals, order,
convenience, prosperity, and general welfare.
D. Includes, among other things, promotion of or adequate provision for 1 or more of the following:

A system of transportation to lessen congestion on streets and provide for safe and efficient movement of people and goods by motor vehicles, bicycles, pedestrians, and other legal users.

  1. Safety from fire and other dangers.
  2. Light and air.
  3. Healthful and convenient distribution of population.
  4. Good civic design and arrangement and wise and efficient expenditure of public funds.
  5. Public utilities such as sewage disposal and water supply and other public improvements.
  6. Recreation.
  7. The use of resources in accordance with their character and adaptability. This plan presents background information on social and economic data, natural resources, existing community services and facilities, and existing land uses. The background information is used to identify important characteristics, changes and trends in Green Township. A special community workshop was held to gather input from residents and landowners. Based on information gathered at this workshop and the background data, the Township Planning Commission developed goals and objectives. These goals and objectives, along with a series of maps provide the basis for the Future Land Use Map. The future land use map recommends locations for various types of future development within the Township.

The Land Use Master Plan was developed by the Green Township Planning Commission with the assistance from the Northeast Michigan Council of Governments (NEMCOG). The plan looks at a twenty-year planning horizon, with suggested revisits every five years or sooner if needed.

Zoning Information & Permit https://template.greentownshipmi.org/documents/zoning-permit-procedure/ Fri, 07 Apr 2023 16:26:48 +0000 https://template.greentownshipmi.org/?post_type=lsvr_document&p=738 What is a Zoning Permit

A zoning permit is a document that is issued by a local authority or a local (municipal) government, which allows a parcel of land to be used for a prescribed use. In more general terms, zoning has to do with the legislative processes of separating land into zones for different purposes, and zoning laws regulate the land and take control over the permission behind what structures are and are not allowed to be built on the land.

To understand what makes a zoning permit different permit think of it this way: the zoning code concerns how a specific land projects fits within a certain community overall, whereas the building permit has more to do with making sure that structures are constructed to fit the necessary standards of safety and use.

Why is Zoning Important?

Zoning is important because zoning laws determine the type of structures than can or cannot be built. Zoning laws also control whether an existing property can or cannot be repurposed, or even replaced with something completely new. You may not be thinking about taking part of any of the mentioned situations; however, you may have a neighbor who is currently considering one of these phenomena, and their decision could be detrimental to your own property. Understanding the laws in regards to obtaining a zoning permit is important because it will help you to understand whether or not the change that you wish to make is possible, as well as whether or not you will be able to modify or even prevent a certain change that you wish to undergo. curtosy of: https://www.mysiteplan.com/blogs/news/zoning-permit-everything-you-need-to-know
